Terms and Conditions

These Terms are a contract between you and DXAI CORELABS PRIVATE LIMITED ("we", "us", "the Company"). LandX is the name of our platform.

By creating an account, listing a property, sending an enquiry, asking for a visit, or paying for a service, you agree to these Terms, the Privacy Policy, and the Refund Policy.

If you use LandX for a business, you confirm that you have authority to bind that business. You are responsible for anyone who uses your account.

The English text of these Terms is the binding version.

LandX lets an owner keep a record of a property and its documents, and list that property so others can find it. Buyers and customers can browse listings and send an enquiry. We may also arrange a site visit, coordinate a legal opinion, and help with registration paperwork or plan approvals when you ask us to and we agree in writing.

We are not the owner or the seller of a listed property unless we say so in writing for that property. A sale, a lease, and any token or advance are contracts between the parties who sign them. We are not a party to those contracts.

Listings, documents, and messages are supplied by users. For that user content we are an intermediary under the Information Technology Act, 2000. We do not adopt a listing as our own by publishing it.

Buyers, sellers, partners, and agents remain responsible for any registration or disclosure that the Real Estate (Regulation and Development) Act, 2016 requires of them. Where that Act requires us to display a registration number for a service we provide, we will display it on the relevant page.

You must be at least 18 years old and able to contract under Indian law. LandX is not for children.

You must give a working phone number that can receive a WhatsApp one-time code. You must keep that number under your control.

We sign you in with a one-time code sent on WhatsApp. You are responsible for activity on your account after that code is used.

Tell us promptly if your number is lost or if you think someone else has used your account. Write to [email protected].

We may refuse an account, or ask for more information, before we let you list a property or use a paid service.

You may list only a property you own, or a property the owner has authorised you to list. You must upload documents that are genuine and that relate to that property.

An owner listing is free. A partner who lists for an owner must declare the partner's commission on the listing. That commission is a private arrangement between the partner and the owner. We do not collect it, and we are not liable for it.

Before a listing is approved we review the Encumbrance Certificate, the Sale Deed, and the Patta that you upload. The Verified badge means those three documents were uploaded and our team marked them verified. It means only that.

That review is not a government certification, not a survey, and not a guarantee of title, boundaries, extent, possession, or that a dispute, loan, or claim will not appear later. A later official record, or a court, may differ from the copies you uploaded.

A legal opinion, if you buy one, is the opinion of the lawyer who gives it. It is not a promise by the Company that a court, a buyer, or a registrar will take the same view.

You must not upload a document you have no right to share. If a document is forged, altered, or misleading, we may remove the listing, suspend the account, keep the copies we need for a police report or a defence, and report the matter to the police or any authority.

An owner's contact details are shown to another user only if the owner has chosen to show them, or if our team approves a contact request.

A site visit is arranged so you can see the property. It is not a survey, a valuation, or a confirmation of boundaries or access. You attend at your own risk and must follow the instructions of the owner and our field agent on the site.

Registration assistance, a legal opinion, and plan or approval follow-up are provided only when we confirm the work and the fee in writing. A lawyer or document writer engaged on your matter is responsible for their own professional work.

We may refuse any of these services, including where the documents are incomplete or we consider the work outside what we offer.

There is no online payment on LandX today. When a service is charged, we tell you the fee in writing before you pay, and you pay offline by the method in that quote. The fee is exclusive of applicable taxes unless the quote says otherwise.

The quote applies only for the period stated on it. We start paid work when we have accepted your request and, if the quote asks for an advance, when we have received that advance.

A term change posted later does not rewrite a paid service you have already confirmed. That service stays on the terms and the quote in force on the day we confirmed it.

Token money, an advance, and the sale or lease price are paid between the parties. We do not hold that money and we do not refund it. Read the Refund Policy for what happens to a fee you pay to the Company.

You agree that you will not:

• list a property you are not allowed to list, or hide a known dispute, charge, or restriction
• upload a false document or a document that belongs to someone else
• mislead a buyer, seller, or our team about price, area, ownership, or identity
• use LandX to harass, defraud, or discriminate
• scrape, copy, or resell the platform or another user's listing in bulk
• interfere with the service, or try to access an account or document that is not yours
• use the platform if you are under 18

We may refuse, unpublish, or delete a listing, and we may suspend or close an account, if these Terms are broken, if we suspect fraud or a false document, if a law or a lawful order requires it, or if the listing creates a legal risk for us or for another user. Where the law requires us to give you a reason, we will do so.

You keep ownership of the documents and text you upload. You give the Company a non-exclusive licence to host, store, review, and display that material for as long as needed to operate LandX, to verify a listing, and to meet a legal duty. The licence ends when the material is removed, except for copies we must keep under the Privacy Policy.

The LandX name, design, and software belong to the Company or its licensors. You may not copy them except as needed to use the service.

Reward points and lottery tickets are promotional. They are not cash. We may refuse, reverse, or cancel them if they were granted by mistake, by misuse, or in breach of these Terms. A draw, if held, follows the rules published for that draw.

LandX is a tool for discovery, document collection, and coordination. Official land records are held by government offices. Those offices, and the parties to a sale, decide the outcome of a registration.

To the extent the law allows, we exclude liability for loss of profit, loss of a bargain, a failed or delayed registration, a defect in title or documents, and any indirect or consequential loss. We are not liable for delay or failure caused by a government office, a court, WhatsApp or another network, a lawyer or document writer acting in their own professional capacity, the other party to your deal, or an event outside our reasonable control.

Where the law allows a cap, the Company's total liability to you for a claim is limited to the fees you paid to the Company for the specific service that gave rise to the claim, during the three months before you made the claim. If you paid no fee for that service, the cap is ₹5,000.

This cap does not apply to fraud or wilful misconduct by the Company. It also does not limit any liability that Indian law does not allow us to limit.

You will indemnify the Company and its directors, employees, and agents against claims, losses, and reasonable legal costs arising from your listing, your documents, a deal you enter with another user, a false or unauthorised statement you make, or your breach of these Terms. This indemnity does not apply to the extent the claim is caused by our fraud or wilful misconduct.

We may update these Terms by posting the new text on this page. The date at the top will change. If you keep using LandX after the update, the new Terms apply to that later use.

An update does not change a paid service we have already confirmed in writing. That service continues on the Terms and the quote that applied on the confirmation date.

Indian law governs these Terms.

Nothing in these Terms stops you from approaching a consumer commission under the Consumer Protection Act, 2019, where that Act gives you the right to do so.

For every other dispute, the courts at Thanjavur, Tamil Nadu, have exclusive jurisdiction.

If a court holds that one clause cannot be enforced, the rest of these Terms stay in force. A failure by us to insist on a right once is not a waiver of that right.

Complaints about the service, a listing, personal data, or a refund are handled as set out on the Grievance Redressal page.
